Cross Nursery in Goff’s Oak, Hertfordshire will soon offer 14 detached custom homes. The site which sits on a former Nursery is located in the Green-belt and now benefits from outline planning permission for custom and self-build housing due to local planning policies enabling approval for custom and self-build housing, on brownfield land, where it meets local demand, and where it can be delivered via a sensitively designed, landscape led development with little to no impact on the local character area.

Custom Build Homes led the planning application and will soon begin the process of creating the custom home designs that will be made available to homebuyers.

Location

Cross Nursery is situated in Goff’s Oak, Hertfordshire. The small village benefits from several local amenities, including; shops, supermarkets, schools and leisure facilities. It is also excellently located for commuting to London, with trains from Waltham Abbey to London Liverpool Street in 1 hour.

Design choices

Homebuyers will have the opportunity to choose their preferred serviced plot and associated house design. They will then choose their room layout from several options provided. Their home will be constructed on their behalf and delivered as “Blank Canvases”, before homebuyers fit-out their homes with kitchens, bathrooms, flooring and decorations, taking advantage of local trades, vendors and support from the Custom Build Homes “My Custom Build” App.

Progress and timescales

Progress is being made to design the custom homes across the site. We project a Reserved Matters Application will be made at the beginning of Q2, 2023 and for works on site to commence in early summer. Sales launch is currently expected in Summer 2023, with final costs and prices published immediately prior.
