Building your own custom home gives you the freedom to design a space that fits your lifestyle. Custom build also supports greater sustainability — you can choose high-performance insulation, low-energy heating, and renewable technologies that lower running costs and reduce environmental impact.
Each plot has an allocated base house design, which you then customise to suit your requirements. Once agreed, your chosen builder will construct your home. Example layout options are shown here, with full specifications in the Sales Brochure.
How it works.
Reserve your plot & personalise your home
Choose your ideal plot-each comes with a designated house type and flexible customisation options. Working with one of our trusted local builders, you'll shape your home to suit your lifestyle,from layouts and materials to finishes and, where possible, extensions or attic rooms. Once your design is agreed, your builder will provide a fixed build price, held for eight weeks while you confirm.
Reserve Matters & home construction
Your chosen housebuilder will then apply for Building Regulations approval for your bespoke design, which usually takes around eight weeks. Leaper will prepare your plot, complete all enabling and communal landscaping works, and ensure essential services-water, drainage, high-speed broadband, and electricity connected to your plot boundary, ready for construction. You can choose to build with our recommended construction partner, Arazu or appoint your own builder. Once you have completed your purchase, you'll have 18 months to complete your home.
Move in to your new home & enjoy!
Once your new home is complete, you'll obtain your Building Control completion certificate, you will need to submit your CIL confirmation, and process any VAT reclaims. Leaper will be there to help at every step so all that's left for you to do is move in, put the kettle on, and enjoy your brand-new home.
