The unlikely enablers: How one family went from self builders to custom build developers

Long Four Acres is a development of 15 serviced plots in Bracon Ash, Norfolk, which has been enabled by current landowners: Karen and Kevin Keable, with support from BuildStore, Custom Build Homes, and Lanpro. Today, it may feel like the site was meticulously planned from the start, although in reality, their project bears little resemblance to the Keables' original plan.

Two years ago, Karen and Kevin were looking into the possibility of building a home on the land behind their Grade II listed farmhouse. However, when they approached their consultants for advice on how best to achieve planning permission, they discovered that their proposal was unlikely to gain the approval they sought. The five acre site was considered too large for just one home, and therefore, what seemed at the time to be a radical alternative was proposed. They would divide the land into 15 parts, each one allowing another person to achieve their dream of creating their own home.

The couple quickly became excited by this new opportunity to welcome like-minded people to Long Four Acres and together create a small community of custom builders. Karen, an acclaimed artist, has encouraged creativity and freedom of expression in the Design Code. The development allows each new resident as much flexibility as possible in the design, size and specification of each home. Karen hopes to create a community that allows every person to express themselves through their individual design, produced by their chosen architect or homebuilder.

Long Four Aces will also retain a sense of visual unity, as all designs must be based on the agreed Design Code. This sets out a variety of recommended building materials and makes clear the few rules that exist in respect of design and build, such as maximum height, principle frontage, and some expected landscaping requirements. Every plot has room for a generous garden, and residents will have a responsibility to plant and maintain native hedgerows which will bring this unique development together.
