The Sidings in Midlothian will soon provide 10 detached custom homes within a few minutes commute to central Edinburgh. The site is located adjacent to the new town of Shawfair on the south side of Edinburgh, at the foot of the Pentland Hills Regional Park.
All homes will offer homebuyers the unique opportunity of customising the layout of their homes and taking control of their interior fit-out.
Location
The site is conveniently situated next to the strategic new town of Shawfair, in the area traditionally known as Millerhill. The Edinburgh city bypass is close by which serves Edinburgh Airport to the West, Leith to the East and national road links to England via the A1 (to Newcastle) or the A702/M74 (to Carlisle). Also, Shawfair station is five minutes by via new footpath, making the commute to and from Edinburgh Waverley approximately 20 minutes!
The new town of Shawfair is excellent located for amenities, with; supermarkets, GP and hospital, leisure centres, parks and retail parks within 10 minutes’ drive.

Design choices
The Sidings will offer two detached house designs across 2.5 storeys. Plots 1-7 will come with integrated garages, while plots 8-10 will have attached or detached garage options. Plots 1-7 will also offer an “Airbnb” style granny flat on the ground floor, with independent living and separate access to the street.
Homebuyers will have the opportunity to choose their preferred serviced plot and associated house design. They will then choose their room layout from several options provided. Their home will be constructed on their behalf and delivered as “Blank Canvases”, before homebuyers fit-out their homes with kitchens, bathrooms, flooring and decorations, taking advantage of local trades, vendors and support from the Custom Build Homes “My Custom Build” App.
Progress and timescales
Full Planning Permission has been secured and works on site, alongside sales launch are due in summer 2023.
